Drain tile is a piping system installed around the perimeter of a foundation at the footing level to divert excess soil moisture away from your home. The system typically includes a perforated pipe surrounded by gravel which allows the water to flow into the pipe and toward a sump pit. How a Drain Tile System Works

A drain tile system is designed to prevent water from building up in the ground around your foundation and seeping into your crawl space or basement. Essentially, a drain tile system consists of a gravel-lined trench, a perforated pipe, a sump pit, and a sump pump. Excess groundwater flows into the drainage pipe and gets diverted away from your foundation by the sump pump.

While it may seem complicated, a drain tile system is a simple and effective way to keep your crawl space or basement dry and your home safe from water damage.

A drain tile system is designed to prevent water from building up in the ground around your foundation and seeping into your crawl space or basement.

 

Exterior Drain Tile Systems

An exterior drain tile system is installed around the perimeter of your home’s foundation at the footing level. The general installation process is as follows:

  • The soil around the foundation is excavated down to the footing.
  • A shallow trench is dug around the perimeter of the foundation and then lined with gravel.
  • A perforated drain pipe is placed into the trench and then covered with more gravel.
  • The excavated soil is replaced.

Now, groundwater will find its way into the pipe and get directed toward a sump pit. When the sump pit fills with water, a sump pump will turn on and release the water a safe distance from the foundation.

While an exterior drain tile system may seem like a hassle to install, the benefits far outweigh the initial cost and effort. With an exterior drain tile system, you can rest assured that your home is protected from water damage and the costly repairs that come with it.

Interior Drain Tile Systems

An interior drain tile system is installed around the inside perimeter of a crawl space or basement. The general installation process is as follows:

  • A shallow trench is dug around the inside perimeter of the crawl space or basement. (Installing an interior drain tile system in a basement means tearing up the floor to dig the trench.)
  • The trench is lined with gravel and then a perforated drainage pipe is placed into the trench and covered with more gravel.
  • If an interior drain tile system is being installed in a basement, the floor may or may not be replaced, depending on whether or not the basement will be finished.

Any excess moisture in the soil will now flow into the perforated pipe and get channeled toward a sump pit. When the pit fills with water, a sump pump will kick in and expel it away from the foundation.

How Much Does A Drain Tile System Cost?

The cost of a drain tile system will vary depending on things like the size and layout of your home, the type of drain tile system you choose (exterior or interior), and whether you need any additional repairs or services. While a drain tile system is indeed a significant investment, you’ll have peace of mind knowing your home is protected from water damage.
