House Foundation Damage

Most Foundation Problems Are Caused by Water

Believe it or not, most foundation problems are caused by excess moisture in the soil around the home.
Believe it or not, most foundation problems are caused by excess moisture in the soil around the home. Therefore, you can prevent foundation trouble via a waterproofing solution that prevents excess moisture from building up in the soil around the foundation.
Effective Foundation Waterproofing Requires More Than Just Concrete Sealers, Coatings, or Paint

When most people think about foundation waterproofing, they imagine concrete sealers, coatings, and paint. However, these are just barriers put up to keep water out. They may work temporarily, but they’re not a long-term waterproofing solution.

You Want A Permanent Foundation Waterproofing Solution

Effective waterproofing requires solving the root problem, which is moisture build-up in the soil around the foundation. An effective, permanent waterproofing solution will prevent water from building up in the ground around the house.

Exterior Foundation Waterproofing

Exterior foundation waterproofing is installed around the foundation’s outside perimeter at the footing level. The goal is to prevent excess moisture from building up in the soil. The general procedure for installing an exterior foundation waterproofing system is as follows:

The soil around the foundation is excavated down to the footing level.

A shallow trench is dug around the perimeter of the foundation and lined with gravel.
A perforated drainage pipe is placed into the trench and covered with more gravel.
Finally, the excavated soil is put back, and then any landscaping that had been removed.
Any excess moisture in the soil around the foundation will flow into the drainage pipe and toward a sump pit. When the water in the sump pit reaches a certain level, the sump pump will turn on and expel it away from the foundation.
Interior Foundation Waterproofing

Interior foundation waterproofing is installed around the inside perimeter of the crawl space. Like exterior foundation waterproofing, the goal is to prevent excess moisture from building up in the soil around the foundation. The installation procedure is similar to exterior waterproofing:

A shallow trench is dug around the inside perimeter of the crawl space and lined with gravel.
A perforated drainage pipe is placed into the trench and covered with more gravel.
Any excess moisture in the soil flows into the drainage pipe and gets channeled toward the sump pit. When the sump pit fills with water, the sump pump kicks in and expels it away from the foundation.
Sump Pumps

When gravity isn’t able to expel water collected in a sump pit away from the foundation, a sump pump is necessary. When the water in the sump pit reaches a certain level, the sump pump will kick in and release the water a safe distance from the foundation.

Stormwater Management Solutions

Our stormwater management solutions for residential and non-residential properties include drainage products such as channel drains, catch basins, trench drains, conventional drains, and water discharge emitters.

Crawl Space Encapsulation

Crawl space encapsulation involves sealing the crawl space vents, covering the floor and walls of the crawl space with a thick plastic vapor retarding barrier, and then installing a dehumidifier. The result is a safe, clean, dry crawl space that can even be used to store things like tools and holiday decorations. If your home has a crawl space, we highly recommend encapsulation.

Crack Injection Repair

While tiny non-structural cracks caused by shrinkage during the concrete curing process aren’t structurally significant, they can allow water to seep through a poured concrete foundation wall. Therefore, they should be sealed using either epoxy crack injection or polyurethane crack repair. Both will produce a very strong bond sealing the crack and preventing water intrusion.

French Drains

A french drain is an excellent way to solve drainage problems in your yard. They’re constructed using gravel and geotextile fabric and are another way to keep water away from your foundation.

Flood Vents

If you live in a floodplain, flood vents will protect your foundation by equalizing the pressure on either side of the wall, allowing water and debris to escape.
